Terms of service

IRISCLEANPRO LLC
TERMS AND CONDITIONS OF SERVICE

1. GENERAL TERMS

These Terms and Conditions of Service (“Terms”) apply to residential cleaning services and, where incorporated into a written agreement, commercial cleaning services provided by IrisCleanPro LLC (“IrisCleanPro,” “Company,” “we,” “us,” or “our”).

By requesting, scheduling, booking, or receiving a service, the client (“Client,” “you,” or “your”) agrees to the Terms applicable to the service, together with any written estimate, booking confirmation, service checklist, or commercial service agreement that applies.

For online bookings, IrisCleanPro may require the Client to affirmatively acknowledge these Terms before completing a booking.

2. ESTIMATES, PRICING, AND SCOPE OF SERVICE

Cleaning prices and quotes are based on property size and dimensions, condition, requested scope, number of rooms and restrooms, pets, service frequency, and other information provided by the Client. IrisCleanPro does not use one fixed price for every property.

Initial quotes are estimates based on information provided by the Client. The final price may be adjusted if the actual condition materially differs from the information provided, including extreme dirt, excessive clutter, unreported pets, unusually difficult conditions, or additional labor reasonably required.

IrisCleanPro will communicate any material price adjustment before performing additional work outside the original quoted scope, when reasonably practicable.

2.1 Scope of Services

Services included in each appointment are limited to the tasks specifically listed in the estimate, booking confirmation, service checklist, or applicable written agreement. Additional requests may result in additional charges.

2.2 Additional Services

Interior appliance cleaning, interior windows, refrigerator or oven cleaning, heavy-duty cleaning, organizing, and other work outside the original scope may be subject to additional charges and availability.

3. CANCELLATION AND RESCHEDULING

The Client should provide at least 24 hours’ notice to cancel or reschedule a residential appointment. Requests made with less than 24 hours’ notice may result in a charge equal to 50% of the scheduled service price, subject to applicable law and any exceptions communicated by IrisCleanPro.

4. ACCESS, LOCKOUTS, AND DELAYS

The Client is responsible for timely access, including accurate keys, codes, building instructions, and alarm information.

If the team arrives and cannot access the property because of incorrect codes, unavailable keys, locked doors, building restrictions, or failure to respond, the Client may be charged 50% of the scheduled service price.

IrisCleanPro is not responsible for delays caused by inaccurate access information, building restrictions, or circumstances outside the Company’s reasonable control.

5. REQUIRED UTILITIES AND SAFE WORKING CONDITIONS

The property must have running water and electricity necessary to perform the requested services. Heating or air conditioning should operate when necessary to maintain reasonable working conditions.

IrisCleanPro may refuse, suspend, or stop service when conditions present a health, safety, security, environmental, or legal concern, or when requested work falls outside the Company’s services.

6. SERVICE LIMITATIONS AND HAZARDOUS CONDITIONS

Cleaning personnel will not move furniture, equipment, or other objects weighing more than 35 pounds.

IrisCleanPro does not perform work involving unsafe climbing, industrial ladders, hazardous heights, biological fluids, toxic mold, dangerous infestations, hazardous waste, dangerous chemicals, or other hazardous materials requiring specialized remediation or equipment.

The Client must notify IrisCleanPro in advance of known hazards, hazardous materials, security concerns, or unusual conditions.

If a hazardous condition is discovered after service begins, IrisCleanPro may stop or limit the affected portion of service and may recommend a qualified specialty provider.

7. CLIENT RESPONSIBILITIES

  • Provide accurate information about the property, requested services, pets, and known hazards.
  • Provide reasonable access at the scheduled time.
  • Secure cash, jewelry, medications, important documents, and other valuables.
  • Secure pets that may display aggressive, threatening, or disruptive behavior.
  • Remove or secure small, fragile, unstable, or highly valuable items that could interfere with cleaning.
  • Inform IrisCleanPro about delicate surfaces, special materials, or manufacturer-specific care requirements.
  • Maintain reasonable working conditions, including required utilities and safe access.

8. PETS AND ANIMAL WASTE

Clients with pets must secure pets that may display aggressive, threatening, or disruptive behavior.

For sanitary and safety reasons, IrisCleanPro does not clean active pest infestations or remove animal excrement.

If a pet’s behavior makes service unsafe or materially interferes with work, service may be paused, stopped, or rescheduled.

9. CLEANING PRODUCTS AND SUPPLIES

Clients should notify IrisCleanPro LLC before the appointment if they require the use of a specific product or have restrictions regarding fragrances, chemicals, or particular cleaning products.

Client-supplied products are governed by the Cleaning Products and Supplies section above.

Client-supplied products are governed by the Cleaning Products and Supplies section above.

Clients may request the use of a specific cleaning product or may provide their own product. However, IrisCleanPro LLC reserves the right to decline the use of any client-supplied or requested product that the Company reasonably believes may be unsafe, unsuitable, incompatible with a surface, or likely to cause damage.

IrisCleanPro LLC provides and uses its own cleaning products and supplies as part of its standard cleaning services. Our cleaning products are selected by the Company based on the type of service, surface, and cleaning requirements.

9. DAMAGE, BREAKAGE, AND PRE-EXISTING CONDITIONS

IrisCleanPro personnel will use reasonable care. Clients should notify the Company in advance about especially delicate, valuable, antique, unstable, or sentimental items.

IrisCleanPro is not responsible for normal wear and tear, pre-existing damage, loose fixtures, unstable shelves, old or deteriorated blinds, defective installations, weakened materials, or items already damaged before service.

If an accident occurs during service, IrisCleanPro will notify the Client as soon as reasonably practicable.

Clients are encouraged to report alleged damage as soon as reasonably possible and should provide a description and, when available, photographs or supporting information.

Where appropriate, IrisCleanPro may offer a courtesy credit toward future cleaning services for minor or incidental damage. Claims involving alleged negligence or professional misconduct will be reviewed and handled in accordance with applicable law and, when applicable, the Company’s insurance coverage.

Client-supplied products are governed by the Cleaning Products and Supplies section above.

10. SATISFACTION GUARANTEE AND SERVICE CORRECTIONS

If the Client is dissatisfied with a specific area of a completed cleaning, the Client should contact IrisCleanPro as soon as reasonably possible, preferably within 24 hours.

When appropriate, IrisCleanPro may return to correct the affected area at no additional service charge, generally within the following two business days, subject to scheduling and availability.

Except as otherwise required by applicable law or expressly agreed in writing, completed cleaning services are not eligible for cash refunds. A service correction may be offered as the Company’s first remedy for a quality concern.

11. RESIDENTIAL PAYMENT TERMS

Payment is due on the same day the residential service is completed, unless otherwise agreed in writing.

Accepted payment methods may include cash, Zelle, credit card, and check.

IrisCleanPro may decline future appointments or require payment before service when a prior balance remains unpaid, subject to applicable law.

12. SALES TAX

Applicable Maryland sales and use tax will be charged when required by law. Residential cleaning services are generally not subject to Maryland sales tax, while certain commercial or industrial cleaning services may be taxable.

13. COMMERCIAL CLEANING SERVICE TERMS

Commercial services may be provided under an individual written Commercial Cleaning Service Agreement. If a signed commercial agreement conflicts with these Terms, the signed commercial agreement will control to the extent of the conflict.

13.1 Agreement Term and Termination

The initial commercial term may be six or twelve months, as selected in the applicable written agreement.

If the agreement provides for automatic renewal, it should state the renewal period, termination notice requirements, method of notice, and other required disclosures.

For material breach, the non-breaching party may provide written notice and, when applicable, a reasonable opportunity to cure, as stated in the agreement.

13.2 Pricing and Scope

Commercial pricing is based on facility size, restrooms, scope, condition, frequency, staffing requirements, and other relevant factors. Services, schedule, frequency, price, supplies, and special requirements will be stated in the applicable agreement or quote.

13.3 Invoicing and Net-15

Unless otherwise stated, commercial services may be invoiced monthly on the first day of the month, with payment due within 15 calendar days after the invoice date (Net-15).

IrisCleanPro may suspend services if an invoice remains unpaid more than 10 days after its due date, subject to the agreement and applicable law.

Any late charge, administrative fee, collection cost, or other payment consequence must be stated in the applicable agreement and comply with applicable law.

13.4 Confidentiality

IrisCleanPro personnel are expected to respect confidential information encountered while providing services. Personnel will not intentionally read, photograph, copy, or disclose documents, files, financial information, personal information, or other confidential material visible at the Client’s location.

Cleaning personnel will clean physical surfaces only and will not operate computers, servers, security systems, or other electronic systems unless specifically authorized in writing and within the service scope.

13.5 Keys, Access Cards, and Alarm Systems

If the Client provides keys, access cards, codes, or other access methods, IrisCleanPro will handle them with reasonable care. The Client is responsible for accurate access instructions and alarm information.

If a false alarm occurs because of incorrect instructions, outdated codes, or inaccurate information provided by the Client, the Client is responsible for resulting fines or charges to the extent permitted by applicable law and the agreement.

13.6 Commercial Service Changes

Changes to schedule, scope, facility size, restrooms, frequency, or other material conditions may require a price adjustment. IrisCleanPro will communicate material changes before providing additional services when reasonably practicable.

13.7 Insurance

Insurance requirements, certificates, coverage details, additional-insured provisions, and other insurance requirements will be addressed in the applicable commercial agreement or provided separately upon request, when applicable.

14. PHOTOGRAPHS AND MARKETING

IrisCleanPro may take photographs for internal documentation, quality control, training, or claim investigation when reasonably necessary. Photographs intended for public marketing, advertising, social media, or promotional use that identify a Client or reveal private household information should be subject to separate client permission.

15. PRIVACY AND CLIENT INFORMATION

IrisCleanPro may collect information necessary to schedule, provide, communicate about, and invoice for services, including contact information, service address, booking information, and payment-related information.

The Company will handle client information in accordance with its Privacy Policy and applicable law. The Privacy Policy should be maintained as a separate document and made available on the Company’s website.

16. UNAVOIDABLE EVENTS

IrisCleanPro will not be responsible for delays or inability to perform caused by circumstances beyond the Company’s reasonable control, including severe weather, natural disasters, utility failures, building closures, emergencies, government restrictions, or circumstances making performance unsafe or impracticable.

When reasonably possible, IrisCleanPro will communicate the issue and work with the Client to reschedule.

17. RIGHT TO REFUSE, SUSPEND, OR DISCONTINUE SERVICE

IrisCleanPro may refuse, suspend, or discontinue service when conditions present a health, safety, security, environmental, or legal concern; when requested work falls outside the Company’s services; when access is unavailable; or when a Client or other person engages in threatening, abusive, or unsafe conduct toward Company personnel.

18. NO WAIVER

A failure by IrisCleanPro to enforce any provision on one occasion does not constitute a waiver of the Company’s right to enforce that provision in the future.

19. SEVERABILITY

If any provision of these Terms is determined to be invalid or unenforceable, the remaining provisions will remain in effect to the extent permitted by applicable law.

20. GOVERNING LAW

These Terms will be governed by and construed in accordance with the laws of the State of Maryland, to the extent permitted by applicable law.

21. CHANGES TO THESE TERMS

IrisCleanPro may update these Terms from time to time. Updated Terms will be posted or otherwise provided with an effective date. Unless otherwise required by law or agreed in writing, updated Terms will apply to services booked after the effective date and will not automatically modify an existing signed commercial agreement.

22. ENTIRE AGREEMENT AND ORDER OF DOCUMENTS

For residential services, these Terms together with the applicable estimate, booking confirmation, and service details constitute the service terms between the Client and IrisCleanPro, except where a separate written agreement applies.

For commercial services, the signed Commercial Cleaning Service Agreement and incorporated scope, pricing schedule, and applicable documents will govern the commercial relationship. In a conflict, the signed commercial agreement will control to the extent of the conflict.

23. CLIENT ACKNOWLEDGMENT AND ACCEPTANCE

By booking or receiving services, the Client acknowledges an opportunity to review these Terms and agrees to the provisions applicable to the requested services, subject to applicable law.
